August 2008 Sales History Report for Huntsville Alabama/Madison County Real Estate Area

Monthly Homes Sales History for the Huntsville Alabama Madison County real estate area shows an inventory of 3500 homes or a 8.33 months of supply of homes for the month of August.  The chart below shows the monthly sales history for the months of January thru August for 2006 - 2008.  Inventory rose from 6.86 to 8.33 months of supply of homes.  This trend is typical for this time of the year with the busiest time for home buying being the summer months prior to the new school year.  With the rising number of homes increasing in inventory, tightening lending, and weak US economic news it is becoming evident that we are back in a buyers' market for the local Huntsville Alabama Madison County real estate area.  The average days on the market (DOM) was 82 days for the month of August whereas August 2006 and August 2007 was 108 and 74 respectively.
